    Default Three Day Eviction In California

    Hi All,

    Looking for some help here after going through the Tenant's Handbook.

    I live in a household with four roommates, one of which is the primary tenant and the other three are co-tenants. The two clauses I am specifically looking at are "Substantially interfered with other tenants ("committed a nuisance")" and "Used the rental property for an unlawful purpose."

    If one of the co-tenants sexually molested another tenant, is that enough cause under either of the criteria above for a three-day notice and subsequent eviction? Or do we need to wait for that tenant to provide a full 30 days? (we have already asked that tenant to move out) If it is sufficient cause, will a police report do or what other evidence would we need?

    EDIT: Mods, this was a roommate problem but I realized it might belong better in Evictions... please move if appropriate...
