I have a month to month lease and have always payed the rent on time and been a good tennant. My landlord is an old cenial drunk.
All of the rental units are falling apart; poor insulation, leaky roofs, sparking outlets, mold, mice, broken windows, leaky propane pipes etc. One unit does not have a working refridgerator nor hot water and there is no way that this place is up to code. He won't fix anything.
One afternoon my landlord drunkenly accused me of some wrongdoing that a worker on the property did. I politely tried to explain that it was not my doing and he began to violently curse at me while I just stood there occasionally saying yes or no and that I was not trying to cause any trouble. He told me that I have to get my things and leave.
Does this mean that he can "evict" me for no apparent reason? Do I have to leave or do I have 3 days from the time I get official papers?
I am afraid to confront him again since he has frightened my girlfriend and is known locally as very hot tempered. In the past there have been rumors of him evicting people at gun point, which I have personally heard him refer to, to some extent.
At this time I do not have the means to move and it is still winter up in the mountains.
What can I do? Does anyone know of a good lawyer in Colorado that has dealt with this sort of thing?
