    Exclamation Tenant Is Not Abiding By Lease

    I have a few tenants living in one of my 3 bedroom apts. A lease was signed and not a month to month lease. They have illegal articals in the place which we saw in a walk through. Still waiting on a security deposit for months now. They almost never take the trash out on time and it ends up getting picked at by wild animals and then blown all across the lawn which makes it look like a dump. The lease states the tenant pays for all utilities except sewage and water. We allowed one washer/dryer hook up for thier use. The tenants allow friends to come and use the washer and dryer. Some months my water bill is 20 dollars higher than the last and we notice it when they have friends doing thier laundry at our place. Would this go under Utility theft since the friends are not the ones who signed the lease therefore the washer and dryer hookup is to not be used by them?
    Another thing we noticed in the walk through was the clutter. If someone has to vacate the apt. in a hurry for something such as a fire they would have a hard time moving around to get out. In the lease we mention something about keeping it safe of hazards for landlord, other tenants, and employees of the landlord.
    Visitors of thiers are becoming very harsh in the mouth to me saying im harassing thier friends. Everytime they are breaking a term of the lease i leave them a note or a text message because thats what they perfer with thier busy schedule. I text and leave A LOT of notes because they Break just about every part of the lease. Should i keep leaving notes because they dont follow provision stated in the lease and not handled in a timely manner?

    I know this is a lot of questiona nd stuff but I need help i feel like my tenants are running right over me but i dont want to say or do anything illegal.

    If you feel they have violated terms of lease send them a notice to correct the violation. If violation is not correct within reasonable time frame. Give them a notice to vacate ( within your states legal time limit like 60 days) and site (again) the lease term violation. If need be you can sue them for any unpaid deposit or rent

    My lease gives the Tenants a washer/dryer hook up. Because i did not say friends of the tenants could not use the hook ups mean they have the right to use my water and sewage?

    As I said if you find a violation or abuse of lease terms then send the tenant a notice asking them to correct the violation. If the correction is not done within reasonable time frame give them a notice to vacate and site the term(s) of lease being violated

    Also what about the friends of the tenants am am i able to say tell them they are no longer welcome because of thier fowl mouth and lack iof respect for my property? Lease states tenants are responsible for thier guests actions

    I don't see how I can make this any clearer. If the tenant is violating one or more term sof the lease you need to ask them to correct the violation. If they do not then you may end their status as tenents as they breached contract terms (lease)

    If they're breaking the lease terms, throw the bums out.

    Legally, of course. You're bound by the terms of the lease as well.

    I understand that but i don't know if you know how bad maine is right now with foreclosures and what not. Is it considered harassment if i notify them every time they break a provision or dont fix it within 3 days? Its a very common occurance about 2-4 times a week.
