You mean a prospective tenant, or an existing tenant?
Either one. We have a current tenant who keeps using various reason why social sec. disability is sending their check to the irs to remove taxes because of an 8 month stint he had working. He was only earning about 150 a week. This past month we were told that he wouldn't be receiving his check because they sent it to the irs to capture taxes that they (irs) hadn't been taking from him during his employment. THey have also told us in the past, that his check was cut back due to his working, even though he was only earning about 5-600 a month with his p/t job. Thus, these are his excuses for paying the rent v e r y slowly.
I'd also like to know for future reference on future tenants.

You can engage in some level of income verificiation, perhaps limited by state law, when a tenant moves in. There probably isn't a basis to do so, though, once you have accepted the tenant - but if the tenant doesn't pay on time you can commence eviction proceedings.
