    Default Quit Claim Deed And Tax Implications

    Currently my name & mother's name are on the deed. If I want to remove my name from the deed of my mother's house which I'm no longer living in, would it be better for me to quit deed over to her (mother) or to my sister who is currently living with my mother? ... Would tax property increase either way?
