    Default Abandonment Claim, Only For Lessors?

    It seems like the ability to declare a property abanonded is only allowed to the property owner, and not one of two roommates on a lease. Is this the case?

    Usually.

    Most lease agreements hold all tenants jointly and severally liable for the rent - in other words, it doesn't matter if your roommate skipped town, you're still responsible for the full amount, regardless of whatever agreement you may have had with your roommate.
