Default Quit Claim Deeds in Alabama

    The state is Alabama.
My daughter and her boyfriend are separating and they own a house together. The boyfriend is pushing her to sign a quit claim deed on the house (she is planning on moving out). There is a mortgage on the house, I believe in both of their names. If she signs a quit claim deed, will this only remove her from ownership of the property, and still leave her legally responsible for the mortgage?

Any recommendations that you have would be very welcome.

She does not need to sign the deed until her name is removed from the mortgage.
