    Default MBS CONTACT INFO

Everything stated by former residents and the employee with cancer is true. The EEOC, JPs, Attorneys...NOTHING WORKS. He has no heart, hires people with nothing - Rachel Crew, Katrina Avila, Tawana Rowghani and many others who can go on praying no one ever finds out where they live or work. The best means of contact is the following - here are cell phone numbers, email addresses and the address at their "regional" office. I hope it assists you in your battle no matter how defeated it may be. For the time being, no one has won against them. Good luck in your battles.

Oh my god, this is rediculous... I knew this went way, way beyond me but man, I'm so pissed to see all this.

I moved out of Briar Meadows (beautiful place when I moved in, never had a problem with them, etc) on April 31st, 2005. I've been hearing excuses as to why my deposit (which isn't even much, $280) was never returned. However, it wasn't because I damaged anything.. oh no, they assured me everything was ok and I was getting the full refund, it was due to technical issues.

"We sent it to regional, regional sent it to the headquarters, headquarters returned it saying we need to recheck everyone's property cause we have been failing to do that."

Uh, that's not my problem, so why am I getting shafted?

"Uh, we're very sorry, we rechecked your apartment and everything is fine, you'll get back the full refund."

It's November 1st.. I hired an attorney in the end of July after my new apartment complex told me about the TSAA rules (3x deposit, $100 fine + attorney fees). Now, admitted he won't get paid much for all this so I can tell he's not working overtime on it or anything, but he has sent two certified letters (neither of which was replied to) and started to file a lawsuit.

I've called that temp Houston number and actually gotten someone who tried to pass me off to someone who wasn't there at the time (Katrina Avila) in a hope to settle for some pittance of money.

This person I talked to was probably fired however as she actually gave me their address (man, I am so ready to go down there and demand forcefully they give me at least my deposit back immediately). Thank you to the last poster who gave out those cell numbers, I think I'll call right now.

BTW, their phone never answers at that number anymore, and the voice mailboxes are full. Yeah, go figure...

MBS Legal Office (according to the new announcement)
    9801 Westheimer Rd Suite 302
    Houston, Texas 77042

Oh, and since this whole ordeal has gone on, 3 of the people I've talked to have quit that company and told me they did so because it was a bad place to work. God I hope someone shuts them down, this is assanine.

Well, I just called Katrina and boy was she mad/scared (probably mad, because it sounds like she's had people call her number before).

I was very nice and polite (hey, I'm just not one to threaten people *shrugs* I get mad, but violence never helps anything).

I told her I was a former resident of one of their properties and was told to speak with her about my refund/deposit. She said, and I paraphrase: "Sir, how did you get my cell phone?" I got it from a forum regarding your property. "Well sir you need to call me at my office and leave me a message." Oh, yeah.. uhm, I can't, see no one answers and the voicemail is full. "I'm sorry sir, I'll call the office right now and check on that and see why someone isn't answering the phone and taking your information so I can get back to you." Mmhmm. Yeah, alright. "Thank you." *click*

I really can't see how my calling their personal phone to speak with them is harassment, as long as I'm polite and such, so I figure since creditors can do it to people so easily, can't we?

Oh right, I forgot to be rude and demand a credit card number before she hung up... darn, I'll have to work on that. :P

Violence solves nothing, but clever mental co-operation might solve everything!

Please contact every tenant or former tenant of an MBS property that you can, and have them post here. I've already got webspace set aside for this project, so if it goes well I will gladly put up a dedicated website.

KNOWSMBS, do you have any "insider" info on company policies or actions that others might find disturbing? Do you have any documents that might be notable...like an internal memo written by the man himself? (What is this, a CIA leak investigation?!) :P

    Thanks

No internal memos from the Slum Lord...that's how he manages to stay in business. He has managed to set up corporations in states other than Texas to protect himself from lawsuits and hide from legal eagles. The "policy" on deposits and payments are NO ONE gets refunds and vendors don't get paid. It takes an act of congress (almost literally) for a check to be cut AND mailed AND for it to clear the bank. The excuses are never ending and they prey on people's lack of knowledge and resources to pursue what is rightfully theirs. Rachel Crew is Mike's right arm. She hides from vendors, residents, and former employees. Katrina is Rachel's little puppet. Katrina actually sold her home to move down the street from Rachel. They parade around (they will not go anywhere alone) preaching to employees that they should be grateful for their jobs and thankful they got a paycheck. It is completely absurd considering Rachel makes more than anyone can imagine and just bought a new BMW, but residents can't get their refunds, vendors can't get paid, and employees have to wait days before receiving a paycheck that will most likely bounce. The depths of this organization are far beyond any Enron procedure. Mike Smuck should be on trial for his business practices as well. A federal court is the only place Mike Smuck is truly afraid of ending up. Hence the corporations in other states than Texas.

Ok, so after my conversation with Katrina on her cell phone yesterday, I did in fact call the number back [Please do not post contact information here. Thanks. Admin.] about an hour later and sure enough, voicemail was available.

This led me to believe that she called whoever is really there on the backline and told her, "Clear voicemail, now." at which point the secretary deleted everything from voicemail, thus freeing it up to be used by the multitudes of people who forever are hopeful in MBS calling them back.

Needless to say, I left my name, reason, old unit and ph# on the voicemail.. no one's gotten back to me sense.

I think at this point I'd like to go down there, see who it is that's ****ing with me and have a few words with them. I'm sure they'll appreciate the direct customer feedback.

I'll try to let y'all know how that goes... prolly won't happen for a few days cause I refuse to drive halfway across Houston for just that.

I am currently a resident of Signature Ridge in San Antonio. MBS has RUINED this complex, absolutely destroyed. Trash is strewn all over the place. All 3 gates are broken, of which one has been chained closed for some time. No trespassing enforcement, as non-residents continue to come play basketball and swim at all hours of the night. I can't wait to get out of here. I will probably require an attorney as well to get my deposit back. Below is a list of other apartment complexes they have purchased in the San Antonio area. All very nice places, just like Signature Ridge, until MBS came along.

    Wall Street
    Mirada
    Indian Hollow
    Colonnade

    Default Indian Hollow Slum Lords..

I too have complaints with this new ownership, but every time I complain it does no good. My car was vandalized .. Then 4 months later it was stolen ! because of the faulty gates, thieves can drive in and drive out with what they want. I agree it does no good to complain to the front office.. They are rude and inconsiderate to it's tenants..!
I pay for covered parking, but never get to park there, because someone is always parked in my spot.. when I call the office to complain they simply do nothing. Said it cost too much to call a tow truck
My Vehicle was vandalized, and stolen... they said we're sorry.. and that's it.
The apartment next door had water pouring off the balcony. I went to the front office to let them know, and the boy that works there " Eric" rudely opened the door, and said we know about it, and shut the door in our face.
The apartment above us was leaking into our garage, which caused the ceiling to cave in. It took them 3 Weeks to send someone out to fix it. and it looks like crap.. all they did was put spackling up and paint over it.
My water bill has gone through the roof since they took over the office.
Signed for packages have disappeared out of their office.
A teenage boy was using the bathroom behind the pool area yesterday in front of me, and I complained to Eric in the office, and he said god, these kids now a days. I said well, go tell him he is not supposed to do that in public, and he said I grew up in the country and we did it all the time. He never once got off his butt to go talk to the young boy.
You can no longer work out in the gym, because they turned off the air conditioner. Eric says it's not good for a person to exercise in the air conditioning it's bad for your heart.
One of their employees was stalking me by driving back and forth where I was walking. He was deliberately stopping, turning around driving back, etc.. with his window rolled down yelling hey.. hey to me..and whistling. I reported him to the front office because if he works here, he has a key to my apartment and can get in at any time. They have done nothing about it. They said they would talk to the man. What good is that going to do.
The new tenants that have moved in were dumping their trash outside my front door ! I complained twice to the front office. The third time, I picked up the trash, which was 2 bags full, with their mail in it.. So I had their apartment number.. and dumped it off in their front office and said this is what I go through every day. And gave them the apartment number to whom the trash belongs to.
My list goes on and on.. but these are just a few of the problems I have experienced.

    Regarding the Katrina excuse:

What about the fact that MBS's regular corporate offices in Metairie are west of the 17th St canal breach and north of 611? Wouldn't this suggest that they didn't actually experience any water at all?

I seem to remember hearing during a phonecall that all tenant documents had been completely destroyed, but I could be wrong. Reminds me of the Enron paper shredding nonsense.
