My roommate and I signed a 12-month lease approximately 3 months ago. Since that time, events have taken place that have created a hostile living environment. I have notified my landlord of my intent to terminate the lease, but my roommate does not want to terminate the lease. I intend to follow the terms of the early termination clause in the lease and settle my share of the liability with the landlord. Does my roommate need to agree to the termination of the lease to allow me to remove my liability and vacate the premises, or am I obligated to stay for the duration of the lease if my roommate does not agree? The early termination clause of the lease is included below:
Early Termination: Tenant may terminate this agreement before the expiration of the initial term by giving Landlord (30) days written notice, plus paying all monies due through date of termination (or until home is leased again), plus paying a pro-rated portion of the expenses for repainting and cleaning based on the number of months remaining in the initial term.
