    Default Tenant Moved Out, Took Landlord's Furniture

    Tenant dislocated shoulder, lost one income temporarily and broke one year lease after six months stay. Did not make any attempts to work things out, just moved out after giving 15 day notice. Tenant removed furniture from unit without landlord's consent. Tenant agreed to purchase the furniture and agreed to pay it in full before moving out. What can the landlord do to recover lost rents and stolen furniture?
