from reading the website here on deposit returns, we had our initial inspection. We have asked our landlord what was wrong but all they have done is provide a move out check list for the renter. I point blank asked if the bathroom and kitchen were clean enough with thier response of it needing to be as clean as you moved in.
As it says on this website per this initial inspection the landlord has to give in writing a itimized statement as to whats needing repairs or cleaning, she will not do so. I am thinking they are going to try and pull a keep my deposit one on me. Our Deposit is nearly $2,000 and thats alot of money to let one hold on to.

Also I have not found anything on hardwood floors, tile floors or vinyle flooring as to if they go by the same rule as carpets and drapes which have a useful life and are falling under the prorated life expentantcy for the landlord to keep parts of the deposit.
