A friend agreed to be added on to the deed of my property for the purpose of refinancing as a non-beneficial owner. This would be for a 1 year period (we both agreed to this). After 1 year, he agrees to come off.

I have agreed to share the value of a 2nd property by adding him on the deed as a beneficial owner.

After a year can I remove him from the deed on the first property without having him sign a quite claim deed.

Could I draft a contract formulating this very thing on paper where he has to sign a quite claim deed? Will this type of contract be valid.
