    Default Quitclaim In Missouri

    My question involves real estate located in the State of: Missouri

    I have a friend in California who owns a rental property here in Missouri. There is a mortgage on this property, but the current renter is in default of his rent payments. The owner, on Social Security Disability, is therefore unable to meet his financial obligations and wants to "give" the property back to the mortgage holder. I believe the mortgage holder, an individual, lives in Missouri.

    Are there any unique requirements that would apply to an individual-to-individual mortgaged, real property quitclaim in Missouri that would make a generic quitclaim form inapplicable?

    Not that I can discern from those skeletal facts. If you want a meaningful answer, run the question past a Missouri real estate lawyer who has an opportunity to review the title history.
