A couple of months ago, I allowed a friend of mine to move in to the apartment, in which I am a tenant, until September (left imprecise as to whether it was end or beginning). The agreement was oral and she was paying a part of the rent to me, while I passed the rent onto the landlord.
We had a bit of an argument, which has resulted in her leaving the apartment in the last few days (I asked her to leave, verbally). However she has kept a large portion of her things in my home and is refusing to move them out and has kept the keys and is refusing to give them back. She has not paid rent for September.
What are the legal avenues available to me? Would it be OK to pack her things and put them in an external storage, to which she has access with the current key, and then change the lock on the main door? She is no longer strictly living at my place (but staying with another friend).
If not, what is the eviction procedure: 30 days' written notice and then a court order? Would I be able to just change the lock then? Where do I get hold of the proper eviction forms?
