I hired a contractor to perform work on a house.
Contractor wanted to live in housel but didnt have the cash for the sec deposit and first months rent.
I told the contractor if he finished the work over the weekend, and he paid me the first months rent, I would allow him and his wife to live there and I would sign a lease.

When i checked on the property to see if the owrk was done, it was not, and they had a partial payment of the first month.

I took the partial payment, and told them they didnt have my permission to live here yet, and i would give them a few days to finish the work and pay the rest, as they told me they had so9me family issues up north.

The're phone now doesnt answere and when i tried to fins them at their old address people were hauling thier stuff out. I then found them at the new place, and they had moved thier stuff in. Also, they didnt have the money.
I didnt feel i could just kick them out, so i gavce them one more day. I think i messed up in doing that.

Nones home, i left a note. And then i noticed a crack pipe, and they had removed the stacked washer/dryer. I changed the locks because if eel they vacated and i wanted to secure the rest of the appliances.

Are they tenants? Id sue for money, but how much do they awe, the rest of the month? Are they tenants, or trespassers? Or squatters?

If you need more details please ask, as i tried to include everything i could think that was necessary.
