In Los Angeles, CA
I am the sole name on the lease with my landlord for several years now. Over time I have had roommates who have sublet from me and their names have never appeared on the lease. This is the case with my current roommate.
My roommate pays her bills and rent. However there are ongoing issues that have been making our living arrangements progressively uncomfortable. I have a list of reasons, but I don't want to bore you with the details. She is an Australian gal here in the US on a green card trying to become the next hollywood starlet working the night shift at local restaurants.
Anyway,
She is not on the lease.
She has lived at the house for one year.
She is a pain in the butt, disrepectful of person and property, and I want her gone.
Legally can I simply evict her, ask her to leave, give her 30/60 days notice??? Do I need to write a letter first or document certain things. I don't want trouble or for to even think she has a chance at fighting me legally on this. Simply put, I want to serve her her notice and be rid of her.
What are my options?
Thank you.
