Here's my situation. I moved into an apartment complex in Feb '07. It got pretty warm here in April and I turned on the A/C. It did not work. I made a complaint with management and the maintenance guy came out and looked at it 2 days later. He decided that it had to be recharged and a heating and cooling company would have to make the repair. He told me that they would schedule it and let me know. That was in April, mind you. I heard nothing. I called the office once a week for a month. They gave me the run around every time. Finally, two weeks ago, I sent them a letter stating that I wanted the A/C fixed and I gave them 10 days to fix it or I was going to have it fixed myself and take it out of my rent. A few days later, the maintenance guy went into my apartment without notifying me, closed all my windows and turned on the A/C. When I got hom, it was 95 degrees in the apartment. I left for 3 hours and left the A/C on and windows closed. The temperature remained the same when I got back home. The A/C was still not working. I live in Michigan. I signed a one year lease. My question is can I legally get the A/C fixed and deduct the cost out of my rent? Or should I break the lease and move out. I don't know if this will have any relevance or not, but in Feb when I moved in, my furnace wasn't working right. It wouldn't kick on for hours at a time. It would drop down to 50 before kicking back on. I made a complaint about it and they told me that's just the way that furnace works. There was nothing they could do about it....
