Post Long-Term Tenant Given A 30-Day Notice Of Eviction

Hi. I am from South Gate, California. This is my sitiuation. We have been renting a home in South Gate California for 8 years now exactly. The landlord is trying to sell the property as it is a duplex. She lives in the front home and we live in the back home. She has just handed us a 30 day eviction notice because she already sold the duplex and she says the new landlord wants us out of the property by the 7th of July. Is this legal. This eviction notice was not done by court but I believe it was something written by the real estate broker. She has now came to me a couple of days later asking me to sign another paper again from the same person (real estate broker) but will not give me info on what this second paper is for. Do I have a case if I go to court or is this 30 day notice legal? Shouldn't we get atleast 60 days to vacate by law or we should receive a relocation amaount for every single person living in that home. Am i right? Also my father is the head of household and he is disabled. Can i please get some help on this. Would really appriciate it. One more thing, we never ever missed our rent day. Rent was given to the landlord on rent day.

From what you have written your father is entitled to 60 days notice.
    Quote Quoting 60 Days Notice
Beginning January 1, 2007, the landlord must give the tenant 60 days’ advance written notice to end the tenancy if every tenant and resident have lived in the rental unit for a year or more.
There are a couple of exceptions which, from what you wrote, are inapplicable.

and South Gate is not subject to rent control, so there shouldn't be any relocation money.
