My question involves landlord-tenant law in the State of: Ohio
I signed my lease in 2018 and it said i had a 5 day grace period to pay rent. A few months ago i told my landlords daughter that i was going to use that 5 day grace period and paid my rent in 4 days. My rents due on the 3rd i paid on the 7th. On the 6th my landlord told me he was changing the grace period to 3 days and i signed the revised lease on the 10th. My landlord said that i still had to pay a late fee because i didn't pay rent that month within the 3 days. I thought i was still under the old lease until i signed the new lease and i refused to pay the 75 dollar late fee and now he sent me a notice too leave the premises... Im scared im going too be homeless because i have no where else too go. I have never been late on my rent and if i end up being wrong ill pay whatever Money i owe him. It states in the lease he can change it whenever but i thought that its not valid until i sign it... Am i wrong ? And any advice on what i should do?
