My question involves landlord-tenant law in the State of: PA

I need to evict two tenants for drug use and possession of drugs in my property. I've tried to file paperwork with local magistrate but they will not accept any eviction motions due to the covid eviction moratorium.

What options do I have? Call the police to report drug use in the home?

This is my sister and someone she allowed to move in. I provided tacit approval, whatever. There is no lease with the boyfriend. My sister and mom did sign a lease. I own this home and it's the house I grew up in so my sister lives there with my mom. I need my sister and her boyfriend gone due to drug use, not maintaining a livable area, and for numerous township code violations.

You can do that. But they will still be tenants and, as soon as they post bail, they are back in the house.

You might have to buy them out.

Unless the Governor extends the moratorium, it is set to expire on August 31st. You can start the eviction process on September 1st.

If nothing has changed your mother will likely let your sister right back into the house.

Then she gets evicted now, also. The lease she signed clearly states no overnight guests without permission from the owner - me. I do not consent. She's in violation as well. Think that's harsh? I dont care - I'm done with this whole situation and am fine leveling the house to oblivion.

Ummm...why don't you sell the house? You'd get more money for it than if you "levell(ed) it to oblivion."

Then all you can do is file on Sep 1 unless the moratorium gets extended. Arrive early, there will likely be a line.
