    Leaving sh!t behind is very common, as is damage. Disposing of a tenant's property and using his security deposit for hauling and dump fees may be problematic too. So who is the "amateur" here?

    Very true! Who is qualified to determine if what was left behind is trash? Answer: Only the tenant!

    You cannot just dump it without notification and a paper trail.
