    No, it's not "void."

    But there's not enough details to determine if the proposed co-signer would be obligated or not.

    What state?
    Are you the LL or the tenant?
    What information did the co-signer give to the LL?
    What words were written on the lease regarding the co-signer? Quote them word for word.
    Why didn't the proposed co-signer sign?
    Why did the LL accept the lease without the co-signer's signature?

    I'm leaning toward the co-signer not being obligated but the tenant still would be.
