You may have lots of legal remedies for what's happening but breaching your contract is not advisable because it makes you the bad guy and gives the owner reason to sue you.
Then you get to raise defenses. The trouble is, I doubt that you ever put the owner on written notice to cease the offending behavior.
If you don't take the opportunity seek your remedies, you waive them.
I suggest you start by reading the CA landlord tenant statutes and learn the rights and obligations of both parties and the procedures for enforcing those rights.

Then start writing letters to the owner with a copy to the management company demanding that the objectionable activities be ceased.
If they aren't or some compromise can't be made you can go to court and seek an injunction.
