    Default Landlord Refused to Replace an Underpowered Air Conditioner Unit

    My question involves landlord-tenant law in the State of: Louisiana.

    I moved into a home and I love the home, but the electricity bill was and is very costly. Got the energy company to come out and check the meter and they said nothing was wrong with it, I noticed that the master bathroom's toilet water was attached to the toilet instead of the cold, they changed it out, but utility bill was still high. A contractor came out and looked at the a.c. unit, he advised me he told my landlord that this unit was outdated and advised him to get another one.

    He ignored the advice and now 2years later he's replacing it because I stated im on the verge of moving to a more energy efficient place. The unit presently is a 2ton and the replacement is a 5ton, that's the proper fit for the size house. Are they liable for the cost of the high utility bill I only asked that they help with the last 2 bills and he declined. My landlord also told me he know the unit isn't great he has gotten his use out of it and replacing it ,but what about the 2yrs of him knowing the extra financial strain he was putting on me and he done nothing about it

    My question was , the landlord knew the a.c unit wasn't big enough for the home. When I started complaining about the utility bill, stating" I'm at the point of having to decide whether to move to a more energy efficient place" that someone was sent out to look at the unit. The maintenance man stated to me," He informed my landlord to replace this unit before the home was rented out", but he ignored his advice. The current unit is a 2ton and that is being replaced with the proper unit, which is a 5ton unit. Is the landlord responsible for some of the cost that was accrued for a high utility bill, which could have been avoided if he went with the repair-man advice before I moved in.

    The landlord is not responsible for your bills. There are no ifs ands or buts about that unless they are a part of the lease.

    Did you have a 2-year lease? If not, then why didn't you move out after your first lease expired if you were that unhappy with the power bill?

    Don't be too suppressed when your electric bill goes up after the new AC is installed. While it may be more energy efficient, it is more than 2 times the size of the old one. It takes more than double the KWH to run the new unit. But it also may not run as long to cool the house.

    Find out what the SEER rating is and then call your utility company and ask them to calculate the cost to run it.

    No, unless the lease so provides.
