I moved into a 4 bedroom home as a month-to-month tenant this January with a few others (all rooms on individual leases). My landlord kept 1 bedroom to herself....
Then there are three tenants, each of whom rents a private bedroom and access to common areas, and none of whom has any claim to be renting the landlord's bedroom.

You're each separately renting one bedroom and access to common areas. If you are on a month-to-month lease and believe you are overpaying, or prefer to live in premises where the landlord does not reside, you can give notice and relocate.

You mean, he was living with her in her room? It's her room.

She(/they) do not pay utilities.
If utilities are included in your rent, then in fact she is paying the utility bills. If they're not, please quote the provision from your lease agreement describing how your share of the utility bills is to be calculated.
