My question involves landlord-tenant law in the State of: California
I rented a room someone and I rent the bedroom at slightly lower than the current market rate; however, it is about 65% of the actual rent. I've lived here forever so, even though it's not rent controlled, rent has only increased by so much each year. I have disclosed to my future roommate that she is paying more than half the rent (due to additional amenities, space, etc) but she hasn't asked for details so I haven't given her an actual amount. Am I obligated to disclose or am I within my rights since I am not charging more than market rate? If she asks me and realizes she is paying more than half, can she request a refund of all back rent or will our rental agreement hold? I feel market rate is fair or else I would not request it.
