My question involves landlord-tenant law in the State of: Washington State
My landlord for my unit, with a lease expiring August 31, 2018 posted notices on all units this past week requiring everyone sign and renew immediately, or to state they were not intending to renew and that they are willing to allow the management to show units anytime between 11am-7pm M-F from early-May to the end of our lease (up to August 31, 2018).
My question is, in Washington state the law is that I am required to only provide 20 days notice. It further states landlords are required to provide 2 days notice of entering the premises, and in other cases only 1 day it appears. My landlord says its “mandatory” every tenant submit the signed form before the early-May showings begin. Am I legally in the wrong if I do not sign or submit this to my landlord? I would sign it if they were to give me at least 1 days notice of entering so I can be prepared, but they refuse and say I must be available 11am-7pm, M-F all the way from May through August. I’m sorry, but this is just outright excessive.
I do not plan to re-sign my lease, as I just signed a lease with my boyfriend for a new apartment after we move. However, I work mostly remote from home and have conference calls with my manager and company executives, and usually with less than a few hours notice on most days. I’m not willing to be on the call and be rudely interrupted by a tour of my unit, have prying ears on sensitive or private information or anything else along those lines as it just inconveniences my work and potentially makes me look like a bad employee. It’s just seems too unprofessional and leads me back to wondering why at least 1 days notice by my apartment management isn’t possible, other than pure laziness on their part.
TLDR;
My apartment is requiring 4 months advance notice as to whether I am leaving or signing again, and by signing the paper I am also allowing them access to my unit any time without asking from 11am-7pm, M-F, beginning in May all the way to my lease expiry August 31. Is there legal recourse for my apartment management against me if I simply ignore and do not sign the letter since I am only required by law to provide 20-days move-out notice??? Can they take actions against me for the remainder of me lease term if I wait until closer to the legally required 20 day notice?
