My roommate is moving out and still owes me this months rent and bills, along with some money I loaned him. He has always had a problem paying. I think he is on the lease with me, but I am not sure. Our landlord is laid back and I am not sure if he was ever added to the lease. Anyway, I do have a roommate agreement that I wrote up and he signed in case anything like this happened. The agreement states that he will need to find a replacement roommate in the event of him leaving or he will be responsible for the remainder portions of the lease until the lease ends. Considering the fact that I had to call the police on him last night for attempting to attack me due to him being intoxicated and upset that I had asked him to pay me back, I do not care for him to find me a replacement. I am frightened by him and there is no way I would trust any replacement he finds. In fact I am 100% positive that he will not even consider finding me a replacement. He already said he was not going to give me a dime and now I am out on all this months rent and bills. Can I sue him for rent for the remainder of the lease? Also, I had my landlord change my locks today because I am frightened and I have pets. I do not want him in my place due to his hostile nature and me being a single female. I left him a message on his cell phone stating that he is more than welcome to come pick his things up when I am home and not at work, but he needs to call me before hand and I will let him in. I have no intentions of keping him from getting his belongings. In fact, I just want this to be smooth and him pick his thing up and leave for good. Was changing the lock on my doors the wrong decision? Can I get introuble for that? I am not kepping him away, I am just protecting myself and my pets because he has a very vendictive nature I have learned. Thank you.
