    Default Can You Place Speed Bumps on an Easement

    My question involves real estate located in the State of: Missouri

    Easement runs in front of my house people driving to fast and unsafe
    What can I do speed bumps?

    Can I put in gates? Cattle guards? Speed bumps?

    Are you the servient tenant (that’s the person who owns the land the easement runs across)?

    Yes.

    The people using the easement is not the people that legally have the easement

    If that is the case you should ask the dominant tenant if he minds if you put in speed bumps. And you might want to get some licence plate numbers and report them for trespassing.

    They are nother land locked. .they just didn't want to put a driveway in when they can use someone else. .

    Sounds like trespassing to me. And if you don't stop them from using it they may be able to go to court and get one.

    But how do you stop them? With them not being land locked can they get easement? That would be 2 on my place

    They are landlocked? If that's the case, by definition, they can't just put in a driveway as they have no access to do so. If they are landlocked, they could seek an easement of necessity through the courts. For now, you should tell them they can no longer use the existing easement as they have no rights to. Do not be surprised if this winds up in court.

    So they aren't landlocked? Your prior post wasn't very clear. If they are not landlocked, tell them to stop using your property for access. If they continue, report them to the police for trespassing.

    They are not land locked. Their property goes to the highway
