    Default Selling Property at the End of a Life Estate

    My question involves estate proceedings in the state of: Virginia
    I recently went through the loss of my father, home and everything we owned to a house fire. All important documents etc were lost. In these was the deed of a piece of property that was given to me by my grandmother who passed away in 1992. I am just finding out that my late Mother had failed to put my grandmother's death certificate on record. My grandmother had a lifetime living estate. My question is, can the property still be sold without putting the certificate on record since she was the only one with any estate holding to the property? I'm having issues getting her death certificate from a company called Vital Chek so if I can just bypass it all together it would be great. Thanks in advance for the information.
