    You are not taking into consideration that this is also a tenant-landlord situation. It is really not an easement problem for the OP. OP has a right to ingress/egress by virtue of the lease. It is the landlord that has to provide reasonable access to the property.

    OP could sue under the lease to have the landlord fix the driveway and to let the landlord work out who has to pay for the maintenance of the easement.
