My question involves landlord-tenant law in: West Hollywood, California

I have had rent control since the mid-90s - ONLY my name on lease - signed agreement with new subtenant two weeks ago (then realized he is unstable) agreeing to live together for 6 months and then go to month-to-month - in our signed agreement I have ability to give notice at that point.

Does this subtenant have any rights to my apartment directly? He pays rent to me, is not on the lease, got a credit check by the owner - he signed, dated and agreed to give first, last and security to move in, is not paying more than the total rent for the apartment - is our signed agreement legally binding? Once the 6 months is up, can I give him notice to move out because I am the Master Tenant?

I just want to know if our signed and dated agreement is legally binding and want to make sure that he has NO claim to my apartment or my lease. He has to move when I give him notice, legally?

He is requesting his last month's rent and security deposit back right now and is also demanding to re-negotiate his amount of his rent since he found out the total rent that I am paying for my apartment.

Do I have any recourse solely based on no longer feeling safe in my own apartment. He has made no threats or anything violent but I think he had the plan to attempt to come in and take over the entire time. I have started locking my bedroom door and definitely do not feel safe in my own apartment - single girl - thank god for my amazing 60 lb. dog!!!
