    Default Are Vacation Home Tenants Responsible for Accidental Property Damage

    My question involves landlord-tenant law in the State of: Utah

    Hello all. We owned a rental home. One of our guests caused damaged to the furniture. Their kids were playing a game, which we provide at the house for the game room, on the furniture located in another room . It caused MANY dents and scratches all over the furniture.
    Are they fully responsible to pay for the furniture repair? It will costs several hundreds dollars to repair the furniture.

    Our rental agreement, which they signed, stated:
    After Guest checks-out, Guest agrees to pay for damage or loss to the property or furnishing.

    We are just concerned guests will refuse to pay for the repair by saying that they didn't anticipate for the damage to happen.

    I am sorry but you should have known that a game like that had the potential to cause damage and never should have equipped the unit with that kind of game. I think that you are going to have a hard time with that one.

    If you have to ask the question you have no business being landlords.

    However, as soon as they move out, get the damage repaired, get a receipt, apply their deposit to the damage and any other damage and sue them in small claims court for the balance if they refuse to pay it.

    The house is a short term vacation rental home, which is why we provide some board games and the house is furnished.
    We learn our lesson. The jenga is now locked in the closet.

    How about you just get the Jenga out of the unit permanently?
