    Default Troublesome Roommate

    I'm the building manager of a family owned 6 family house. Recently my tenant in apt 1 came to me telling me he was having problems with his roommate.I have a good relationship with the tenant and his child, I was informed by the tenant prior to the roommate moving in so no problem there. The problems started after the roommate moved in. The rent is $800.00 a month the roommate is only willing to pay $250.00, the roommate won't pay anything on the utilities. The tenant tells me the roommate broke several of his items. My problem with the roommate is that he moved his girlfriend into the apartment without telling me or the tenant. The girlfriend has cabs blowing the horn out front at midnight. The girlfriend was a previous tenant in that she rented the same apartment along with her sister. Then moved out. We have a month to month rental with no lease. Can I evict the roommate from the building, or how can the tenant get the roommate out. This is in New Jersey.

    Does the roommate have a lease agreement with you, and/or pay rent directly to you? Or is everything handled by the good tenant?

    Do you have any empty units? If the tenant you wish to retain is willing to "move across the hall", you could terminate their lease in the old unit and move the good tenant into the new unit.

    You can terminate everybody's tenancy and then re-rent to the good tenant after the roommate moves out, but that can create complications if the roommate decides to force you to go through the eviction process.
