My question involves landlord-tenant law in the State of: Washington
I had a friend move in with me and my husband (first mistake) she was not on the lease as my husband and I moved up here from CA and she shortly followed. She lived with us for a year and we extended our lease and she agreed to stay until the end of the new lease, but did not sign the lease.
She met a guy and decided in a months time she wanted to move out of state with him, a month before our lease was up. We asked her to continue paying for the last month because we all agreed we would stay for the extended time. She agreed to it orally and in text messages.
Now she is gone, and not paying. She has excuse after excuse...her old work didn't send her her check, someone broke into her bank account and the excuses go on and on.
Even though she wasn't on the lease, since she agreed, several times, is she still responsible for the last month of rent.
Also, her dogs did A LOT of damage to her room as well as 3 doors (scratching) and she agreed to pay that as well.
Is she responsible, or free of anything because she wasn't on the lease?
