    Default Roommate Left Belongings and Refuses to Pick then Up

    My question involves landlord-tenant law in the State of: Missouri. I let someone stay with me because they had nowhere else to go. We had a verbal agreement that he would pay rent and a portion of utilities to help out. He was never on the lease and never got mail delivered here or changed his address in any way to my residence. A part of the verbal agreement was there would be absolutely no drugs or paraphernalia in the house, or he would be asked to leave immediately. This agreement was broken and I gave home until the end of the month to leave to which he had no issue. A later argument saw him get threatening and he was told to leave immediately since I do have children in the house and can't have them in a threatening environment. He had spent just over a month at the residence at this point. I talked to the courthouse and they said that legally I had the right to ask him to leave, so I'm not worried there.
    My issue is that he is refusing to come and get his belongings even though he has been given every chance to. At this point he has been gone for three weeks and has not picked up a thing. I had to pack it up because they were so filthy, that they had soiled diapers and other things mixed in their room and causing an awful smell. It is all in the garage taking up half of it.
    What steps do I need to take to get it out of my house? He has been contacted multiple times and basically stated he will get to it whenever he can and that I have no right to have it out of my house. I just want this done so I don't have to deal with this person anymore since he just wants to play a victim and tell me I'm the cause of all his problems. He's already threatened to take me to court for making him leave, even though I've talked to the courthouse and the police department before I made any decisions on how to proceed and made sure I'm not being unreasonable. Any help would be greatly appreciated. Thank you and sorry it is so long

    If you want to get rid of his stuff while protecting yourself, you can bring an ejectment action against him and dispose of the property pursuant to the terms of the court order you eventually receive at the conclusion of that process.

    Given the volume of stuff we're talking about, half a garage full, your friend may not have the wherewithal to pick it up or another place to put the stuff. Broke, homeless, drug-using deadbeats are not known for being diligent and responsible.

    If he wasn't on the lease and you had no agreement to store his items then it looks like he abandoned his stuff. Just like if someone leaves their car in your driveway and never comes back, you have the right to have it towed. You made attempts and he refused to take action.

    or tell him you are putting his stuff on the side of the road for trash pick up. His name wasn't on the lease and you had no contract to store his items.
