I am moving into a condo with my friend that she has lived in for a year with a roomate. I will be signing a fresh lease when I move into the condo with my friend. I am concerned though because my friend's roomate has not paid her share of the rent twice. The roomate did not pay her rent about six months ago and since that defiance went unnoticed by the landlord she decided not to pay rent this month either!!!My roomate,my friend, is not concerned because she has always payed her share of the rent on time and she has proof of payed checks.I am concerned for my friend because if one tentant does not pay rent either or both tentants can be sued by the landlord, right? And I am worried that at some point the landlord will realize that the rent was not payed on the previous lease and evict my friend, the one that has paid all of her rent.
Is it possible for a landlord to evict only one tentant?
Is it possible for the landlord to evict my roomate for defiance on a previous lease?
If he can evict only one tentant what is the roomates options?
Will I be expected to stay for the remaining lease?
Or are these special circumstances that will exonerate me form the lease?
Can I be held accountable in anyway for this defiance?
