A landlord who would rather not go to court has no business being a landlord. But you'll learn to jump on tenants with both feet the longer you are at this.
Remember this when you are dealing with tenants:
1 - They will walk all over you if you let them.
2 - Talking about paying is not paying, paying is paying.
3 - Delay is the deadliest form of denial.

As for termination notice after they pay - Do they have a written lease with any time left on it? If so, what is the expiration date? Or are they on a month to month oral agreement? Keep in mind that you assumed the obligation of any lease or rental agreement that they had with the previous owner.
