My question involves landlord-tenant law in the State of: Colorado (Larimer County)

I bought a duplex and the tenants are rather behind on their rent. Served 3 day notice; haven't paid up so onto court eviction.

The lease (month to month) allows for late fees of $20/day. The form to file has a place for late rent and then damages. Do I include late fees in the rent or damages?

They failed to pay $200 for Feb. and $850 for March. Due on the 1st of each month.

The 3 day notice was up Feb 28th; but they said they would have both months "in the next couple days" so I didn't complete the court part, because I'd rate her avoid that if I can.

Also; lets say they do pay up - I then need to give them a notice to quit; right?
