My question involves landlord-tenant law in the State of: Oklahoma

I will try to keep this succint.

Basically my question is, what counts as legal notice - is posting a typed unsigned note on my door saying you have 24 hours before we enter your apartment simply enough even if I never see the note? Do I have to actually see the notice or confirm I saw the notice for it to be legal?

The thing is, my apartment complex communicates very poorly with the tenants. All they do is leave us notes on our doors and never speak to us directly but those of us who work or travel for work don't see them from anywhere to 9 hours to several days. Typically it is minor stuff so I don't care. It just bugs me when they don't give specific times or leave notes saying they had been in my apt. And I may need to schedule something but have no idea when exactly they will be there and I never see the notes until I get home from work which is after hours and the office is closed so I can't call and ask questions. And that's the thing. They always say call if you have questions, but I never can call because I don't get the notes until they are closed.

I got home from a 6 day work trip around 10pm and found a note on my door saying "You have been given 24 hours notice that your apartment will be inspected on March 8 at 10am or March 9 at 10am.

So a couple of questions. They never actually put the notes on a full 24 hours before. The tenants who don't work witness it every time. Is this legal? Can they just post a note saying we are giving you 24 hours and I have to just take it in good faith it truly was 24 hours? Do they need to attempt to call at least once? And do they have to get any kind of confirmation from me that I saw it or any kind of confirmation that I am actually aware? (I was on a work trip once and they left a note saying they would be in. I wasn't there so they had to have seen their note was still on my door giving the impression I may not have seen it. But they didn't leave another one saying they had been in the apartment.) If not, what is stopping them from just lying and saying, "Look, pal, we gave you notice." if I want to take it up with someone higher up? I mean what protection do I have? And what if someone takes the note off my door. (Been known to happen.) Is all they are required to do legally is just post an unsigned typed note on my door and whatever happens after that doesn't matter?

I ask because in their mind they gave me 24 hours, but I just saw this thing at 10pm. Plus they have no proof they actually gave me notice. So it's really technically barely a 12 hour notice. So I am wondering what counts as actual notice? Can they just put a note on my door any time they want and say "okay you have 24 hours" and the clock just starts whether I ever see it or not? If I hadn't happened to come home from my trip tonight I would have never seen the note period. And technically wouldn't have had any notice. But does the law see it that way? It just gets irritating coming home after a long day with a note saying you have been given 24 hours notice and it may be 11:30 by the time I get home so it really isn't a 24 hour notice.

And don't they have to put specific times on the note? because it just said either the 8th or the 9th at 10am. And it is after business hours so I can't call and ask specifically when it will be. If they don't show up exactly at 10 how long do i have to give them to show up before I can say, "Okay I have stuff to do. You will have to come back later. I gave you so much time." because that has been known to happen. When I first moved in there were a couple times they said they would be there at a certain time. I waited a couple hours and they didn't show and the office was closed so I got on a conference call and they knock on my door and when I asked them to please come back later they said, "Look we gave you 24 hours notice." But they gave me 24 hours notice they;d be there at a given time and they weren't So how long until the notice is void and they have to give me another 24 hours?

I'm trying really hard to not seem like I am complaining, because I am not. I am genuinely asking just so I have a better idea of my rights because I've just kind of been laying down for the staff.

A big thing is they don't leave notes when they do enter to let me know they have been in my apartment. Is that legal? For example - Twice since I have lived here they have left notes saying exterminators were going to be in my apartment to fumigate on such and such day. No time specified. Then I get home and there is no note. So i don't know if they fumigated at all or how long ago it was or if it is safe to enter yet. Plus I didn't know if or what needed to be wiped down and cleaned. Is that legal? Don't they have to leave a note stating they were in the apartment?

I am a little bummed I have to stay up cleaning after a really long work trip and didn't get a real 24 hour notice but it is what it is. I just want to know my rights. It has to be illegal to not have to leave a note saying they were in there. I mean hopefully they are obligated by law to say whether they sprayed poisonous chemicals in my apt or not right?
