    Default Removing roommate with no lease

    I live in Massachusetts & have had a roommate living in my apartment since last September. He is not on the lease and has a roommate contract with me. The contract stipulates the standard 30-days notice to terminate. He more or less pays his rent on time, but he is emotionally erratic & a disturbing presence in my apartment, I have not been confortable since he has moved in. I am ready to give him 30-days notice, but am afraid that he will not comply. In this situation do I need to do anything more formal than give him a typed notice of roommate contract termination? And what are my options if he refuses to move out after a month?

    If he doesn't move out after the notice period expires, you commence eviction proceedings. Make sure that your notice complies with the requirements of your state.
