Default Can a Tenant be Made Responsible for All Repairs

Can a Missouri landlord make a residential tenant responsible for the cost of all repairs to a rented home? The landlord wants the tenant to pay for all repairs, or to pay the landlord $75 per hour to perform any repairs not completed by the tenant. The landlord submitted a lease to the tenant with these demands, and the tenant refused to sign. Now the landlord is evicting the tenant claiming that their failure to pay for repairs is nonpayment of rent. The problems with the home include foundation problems, a broken furnace, and ceiling tiles falling off of the ceiling in one of the rooms.
