    Default How Long Does a Landlord Have to Fix a Serious Structural Issue

    A California tenant has had a hole open up in the roof above his bedroom. Water comes into the roof and through the ceiling every time it rains. The landlord has known about the problem for a month, but has done nothing. The room is starting to smell like mold. How long does the landlord have to fix the roof?

    The landlord needs to fix the roof within a reasonable time -- which, realistically speaking, should involve getting a temporary patch or cover on the hole to keep out the elements, ASAP, and to follow up promptly with permanent roof repairs. A month is an entirely unreasonable delay. The tenant should see if local housing authorities will order a repair. More options are outlined here.
