    Question How to Terminate a Month to Month Tenancy

    My question involves landlord-tenant law in the State of: California

    We rent out a house to some tenants in the city of Los Angeles.
    They have been descent tenants, but we want to make changes to the property so we will need to ask them to leave.

    I plan on giving them a written 60 day notice.
    I am unsure if I have to cover relocation costs of give them just cause.

    I know that the laws vary for LA City or LA County. This property is considered to be in LA City.

    Any guidance will be appreciated.

    If they are on month to month which means no lease that terminates at some future date you do not need cause. You can terminate the tenancy at any time with proper written notice for any reason as long as it doesn't involve illegal discrimination.

    The only difference between the rental laws of LA vs LA County vs CA (that I know of) is that LA has rent control. If your property is not rent controlled you go by the state laws.

    It's nice that you want to give 60 days written notice but that's only necessary if they have been living there more than a year. Less than a year requires only 30 days.

    No, you don't have to cover relocation costs.

    You do, however, have to carefully comply with the security deposit law once they move out and have returned possession of the property to you.
