    Default If You Move Out Early Do You Forfeit Your Security Deposit

    My question involves landlord-tenant law in the State of: Ohio

    Landlord told me she could find someone to take over my lease, but I would forfeit my security deposit. Is this normal? Should a landlord profit like that? I was under the impression that a security deposit was set aside for very specific items/situations, and a mutual separation isn't one of them. There is no language in the lease regarding this situation, so looking for help

    If you are stating that your landlord has offered to let you move out early with no further obligation if you agree to forfeit your security deposit, then it's a negotiation -- and if you accept, then you've agreed to the deal.

    If you are stating that you are being told that if you move out without negotiating any deal with your landlord, you cannot make any claim for your deposit if your landlord finds a replacement tenant before your entire deposit is applied to unpaid rent, then that would not be correct; but if your landlord makes a reasonable effort and cannot find a replacement effort, you are potentially liable for rent through the end of your lease term.
