The mortgage lender is going to want to be paid in full -- that's no different than it would have been, had the husband not declared bankruptcy. Although the mortgage will be listed as a creditor on the debtor's bankruptcy, that won't affect the ability of the wife to sell the home.
The husband is no longer an owner of the property, so the husband should not list the home as an asset on his bankruptcy case, and the trustee should not make any claim against the equity. If for some reason the trustee tries to include any portion of the home in the marital estate, the wife should consult her divorce lawyer.
