    Default What are Your Rights if You Find Problems With an Apartment when You Move In

    My question involves landlord-tenant law in the State of: Arkansas

    We just signed a lease at a supposed luxury apartment community. Yesterday we went to do the walk through and found some issues. The oven is all scratched from installation. We are the first tenants by the way. Several of the cabinet doors are warped. The front door is extremely difficult to open. The patio door is warped and there's a gap you can clearly see daylight in. There are cracks on the ceiling. There are cracks in the new wood flooring. Several crickets throughout the apartment. The bathroom door is designed to lock but the door won't catch where it's supposed to latch and lock because it's warped. What are our options here? We almost want to leave.

    So you signed a lease without seeing the apartment first?

    You can report the issues to management for repair. None of those appear to be habitability issues.

    Did you point out the defects and ask that they be corrected? If so, what was the response? Did you accept possession?

    You might put some information in you heading, most of the people who can help you may just skip over this.

    Sorry new here not sure how to put more information. Well it's a new property so we saw a model and a brief walk through of the unit. We were just so happy to have a place and not be in a hotel we didn't look as closely as we have during our inspection.

    A new property with warping issues is a bit disconcerting. I would be concerned with structural integrity.
