My question involves landlord-tenant law in the State of: Virginia
I've heard of situations where a roommate became verbally abusive, yelling and even throwing things to intimidate the other roommates. I am looking at potential places now. I was wondering if for the lease agreements we could add in a clause, "no verbally abusing, yelling, threatening or intimidating other roommates. This would be grounds for termination of lease and eviction."
Would this clause help make it so the abuser would be held accountable and have to move out? I just don't want to be stuck in a bad situation where I would need to leave, and be responsible for the remainder of the lease. Also what are tenants rights if another roommate actually breaks the law, such as becoming physically abusive, or stealing. I know this can be hard to prove, would the roommate trying to leave a bad situation be held accountable for breaking the lease.
