    Default When Can You Use an Enhanced Life Estate Deed

    Are you able to use an enhanced life estate deed for real estate in Oklahoma and, if so, can you prepare and file the deed without using a lawyer?

    In Oklahoma, the deed will fall under the category of a "transfer on death" deed, and is specifically authorized by Oklahoma Statutes, Sec. 58-1251 et seq.

    For a simple deed it makes sense to get help from a real estate lawyer, as most deeds are relatively simple for an attorney to prepare but may be complicated for a layperson, and the use of an attorney helps ensure that the deed is in proper form and carries out the grantor's wishes as intended. But it is possible for somebody to draft their own deed.
