    Default What to Do About a Lodger Who is Taking Over the Home

    A Florida homeowner rented a room in the home to a man who, since moving in, has been acting more like an owner than a tenant. He turns on the air conditioner whenever he wants. When he cooks he takes over the entire kitchen, and the owners have to wait to do any cooking. He showers several times a day, and is always doing laundry, raising the water bill. He never turns lights off when he leaves a room. What can the homeowners do?

    Unless the rental agreement imposes restrictions on the tenant that are being violated by the tenant, the owners (as landlords) have limited options. If the man is a month-to-month tenant, they can give him proper notice to terminate his tenancy and, if he does not move, they can evict him at the end of that notice period. If he has leased for a longer term, they can try to negotiate with him to move out early, but if he won't move they are likely stuck with him until the end of his lease term.
